Buyer's Inspections
Before you close on your loan, I'll perform a visual inspection of more than 400 items and systems in the home. Your easy to read report will document any defects noted, the cause, and recommendations. You'll have the Peace-of-Mind that comes from knowing the ACTUAL condition of the property and if the representation made by the seller is accurate.
Inspection Fee: $1.00 per $1000.00 in selling price. $275.00 minimum
Seller's Inspections
This will help strengthen your negotiating position with potential buyers. Your liability will be reduced by adding professional, supporting documentation to the seller's disclosure statement which is a legal document. You'll receive a summary report of major defects, cause and recommedations for repair. You'll SAVE $ by having time to find reasonably priced contractors or make repairs yourself, if qualified. And, in many cases, potential buyer's will see no reason to retain their own inspector.
Inspection Fee: $1.00 per $1000.00 in selling price. $275.00 minimum
Warranty Inspections
Your new home warranty period expires 1-year after your closing date. After it expires, you will be charged for most necessary repairs. The warranty inspection is essentially the same as the standard buyer's inspection. Use the report to negotiate warranty items with your builder.
